First part: Think of your house as an efficient place.

To start your reform, you must have 90% of the decisions taken, and after rethinking few times what you want to do. You have to be clear not only what you want, but what you can really renovate, and if you can afford it financially. To help you to clarify all this swarm of decisions, Montesinos Falcón Real Estate we prepared a list of tips in two publications of our blog, which can be very useful for planning your reform.

In this first publication, we talk about the initial part of your project: ideas, that is, how to define what you want and need. Later, in our next blog, we will talk about planning the jobs and how to get ready to start.

To reform, first:

Think of your house as an efficient place.

The first thing is to think about the changes you want and plan the spaces so that they are useful, for this:

  • Think about the distribution. That you do not over or you lack space ( for example: very large rooms and other very small).
  • Think about privacy: Think about spaces you don’t want to be public or you don’t want people see or passing and what are those that can be open and public.
  • Take advantage of the space. Find if there is already space in one place that you can use and take advantage of it: corridors that are not used, corners with holes where you can store, high places, furniture lows, that garage with junk …
  • The furniture and decoration matter: think where the furniture will be, happens that, after finishing our reform, there are points of light that do not fit, or the furniture that you wanted to keep from your grandma looks horrible big, or missing TV antenna connections…. Prevent surprises and take measurements of everything.
  • Don’t get married with myths:
    • An open kitchen gives a bad smell. Not truth at all. Each time, modern houses are more open and there are currently professional solutions to the fumes of the kitchen, storage spaces and the organization of garbage.
    • Sliding doors gain meters. Be careful, that corner for the movement of the door ends up being a magazines rack full of garbage. Remember, that you must consider the space to pass through the door. Think about it.
    • Close the terrace makes you gain meters. Be careful with this, if this space is not going to be used often, the terrace can end up being a place full of junk. Before changing it, think if you are really going to use this space and how.
  • Think about the future, but in a flexible way: The future matters, wanting to expand the family, or that a member goes to university and may not return, may cause you to consider expanding or using a room for something different than now, but do not lock yourself in with an idea for which after you do not take advantage of that space and do not amortize your investment, value the expense that you are going to make with the use that you really are going to give it.
  • Do not give priority to specific situations. This idea has to do with the previous one, for example, having a guest room because they visit you once a year for three days; maybe it’s worth using that space for leisure activities, fitness, work or study that you usually do continuously.
